You can use queries such as Revoke or Confirm GTC before a download, only after the necessary information and confirmations have been made, the download can be started. Which text modules, their order, download obligation, confirmation text and some of the options can be specified.
The text modules are then displayed on the website as a single query.
In addition to setting text modules and options active/inactive, you can also control this using parameters in the macro . If the macro does not contain any entries, the ones active here are displayed.
Please remember this: The active/inactive status of text modules is not taken into account as soon as text modules are explicitly specified in the _agreementLink macro.
The texts are integrated via the CK editor and can be formatted with text, or links and images can be inserted.
If you use the multi-language module , you can select the language for which you want to store the texts. Languages for which you have no translation, show the German texts.
If you use the group module, you can configurerevocation for each group individually.
The compilation of the queries, their texts and their position is complex. To avoid having to send an email to view changes, there is a “Preview” function at the bottom of the action bar. This opens a sample web page and displays the active text modules with their configuration and the languages and options set. No activities or confirmation emails can be sent via the sample page.
Attention, the preview does not replace the control by a test mail. Please always send yourself a test mail for an address record and a property to check the complete process including activity and agents log entries. This is especially important if you use groups and/or multiple languages.
In general, the following order applies: Texts in the language of the contact, otherwise the German texts and information from the group before the information from the basic settings.
Language dependent settings
The category “Language-dependent settings” is also displayed without the multi-language module, the selection of the “Language” therein only with the multi-language module.
Here the title of the web page for the query, the text for the “Confirm Button” at the bottom of the page and the title of the web page on which the downloads are listed. In addition, the email template can be specified here, which is sent to the interested party after the queries have been confirmed. This is important for the confirmation of the revocation.
The individual text modules are arranged as fold-out boxes underneath. You can also add further blocks via the action bar. The configuration of the blocks is explained in a separate section.
Language independent options
The category “Language independent options” is located on the right side. It contains information about the display of the confirmation boxes, the option to send the user a confirmation mail – about the execution of the query – and the selection to whom the information about the execution of the query should be sent.
The text modules are displayed as open able/close able boxes. The title of the box shows the position, the name of the box, whether the query is a mandatory download, a checkbox to enable / disable the box and the “triangle” for folding and unfolding.
Some text modules are predefined, some of which are filled with sample texts. You can change these and also add further text modules.
Macros can be used in all text modules and you can specify the layout using the CKEditor .
The boxes contain all configuration settings, these are visible when unfolded.
You can display the description text for the individual text modules only after the customer has clicked on a link in the confirmation text. To do this, enclose one or more words in the confirmation text with the character #.
Example: “Yes, I have read and understood the #GTC#
For some of the options an explanation follows here:
- Show text expanded; when this option is enabled, the Web page displays the full text of the query. A minus symbol to the left of the title can be used to collapse the text.
If the option is NOT active, only the title is displayed and a plus symbol next to the title . A click on the plus then displays the text.
- Mandatory; If this option is active, this text module must be confirmed before a download / completion of the query. The confirmation is stored in the activity / agents log entries and if configured via “Set values” also in the data records themselves.
- Confirmation text; the text is displayed next to the checkbox that confirms the query. Attention, the text should clearly assign the confirmation to a query, because the confirmations can also be displayed collected at the end instead of directly with the query itself (language independent option “Display confirmation boxes collected” or pileupconfirm as an option in the macro).
You can also display only the confirmation text and make the query accessible behind a link. To do this, you must include the desired word with the # character in the confirmation text. On the web page, the word is inserted as a link and the text content of the query is then displayed. Example: Yes, I have read and understood the #Privacy Agreement#!
- Property reference required; this option checks whether a property is assigned when sending an email containing this query. Without an assigned property, a note will be issued and shipping is not possible. The option must be set if a value is to be set in a property record via “Set values”.
- Set values; Here you can specify which value is to be set in the assigned address/property data record for confirming the query and for “not confirming” the query. An example would be setting the checkbox for GTC confirmed in an address record.
The set values are mentioned in the info email to the broker and are also stored in the activities / agents log.
The boxes for Pattern Revocation (top and bottom), Warning – Immediate Start and Notice of Non-Approval – Immediate Start are connected to other queries and cannot be configured further.
New text module “Contract
Shortly before Christmas, a new law will come into force that regulates the distribution of brokerage fees when buying real estate.
This means that from 23.12.2020 onwards, in transactions with interested parties, the internal and external commission will be the same in accordance with the Brokerage Act §656c BGB, and in accordance with §656d BGB, the external commission may no longer be higher than the internal commission.
In addition, a new formal requirement for brokerage agreements is published in accordance with “§ 656a BGB Textform”. A brokerage agreement which concerns the sale of a single-family house or a condominium will in future require text form. You can find more on this topic on our blog.
In enterprise we have taken all necessary precautions for you.
In the basic settings under the Revocation tab, a new text module called “Contract” has been added with a sample text for the set adjustments for commission sharing. You can activate it as required and query it with the agreementLink.
Please check your settings in the Revocation tab and your email templates for processes using the adjustments described above.
As soon as you answer an inquiry about a property with the agreementLink (without any further arguments), the deposited commission agreement appears automatically. Here, all active text modules are taken from the tab Tools >> Settings >> Settings >> Revocation tab, so that you only have to activate them.
If you still use the “_agreement link” macro in your templates, you would have to replace it with the “_agreement link” macro.
After your customer has confirmed the “_agreementLink”, he will receive a revocation confirmation, which can be found under Tools >> Settings >> Basic Settings >> Revocation tab. In this revocation confirmation there is also an adjustment that you must make if you use your own template there.
The macro “_cancelationInstruction” is replaced by “_agreementLinkConfirmations”. The underlying macro “_cancelationPlaceholderPrivacyNote” is omitted because the output is done by the “_agreementLinkConfirmations” macro (or already by the _agreementLink” macro).
If you want to adapt your existing templates and query the new text module “Contract”, extend your macro with the agreementLink to include the entry “Contract”.
With _agreementLink, the new text module is automatically sent along after it has been activated.
With for example _agreementLink(contract,instruction,sample revocation,revocation notice,GTC,start,contact,mail,pileupconfirm) only the named modules are delivered.
If you partly process transactions with pure internal commission, then you can use the arguments to control the output of the text modules independently of the revocation configuration.
If your interested party confirms the commission agreement, an activity is generated as usual for this, which contains a new activity type “Contract”.
Add / remove boilerplates
You can also display individual text modules on the query page
. To do this, you can add another one via the action bar with “Create new
text module”. You can change the name of the box
in the title. To display the text module on the query page
you can give the macro _agreementLink the name as a parameter.
For all individual text boxes, a trashcan symbol is displayed, which you can use to delete the text box again.
ATTENTION: The text box is deleted even if there are templates that you are still using. The macro still works, the text module is then no longer displayed on the query page.
